The reason why is easy to understand. People buy land more when the prices are down. Do you think they buy more when the prices are higher ? They do but not as much as they do when it's low. So, here is what I did to show you what's going on in 2009. I pulled some sales data from only 3 counties from Jan 2009 to April 2009, to show you the prices that people are paying to buy land everyday. What you don't know is that there are some people paying as much as $60,000 to $100,000 in one day fro 6 to 10 lots. Click the link to view the records.
